A 4-storey wood-framed building over a below-grade reinforced concrete parking garage. This targeted building enclosure rehabilitation project focused on the east facing courtyard wall where there was premature building enclosure failure. The work included the replacement of face-sealed stucco cladding with rain-screen stucco cladding, the replacement of windows and doors, the replacement of balcony and roof deck waterproofing membrane and guardrail system, and at-grade building perimeter re-waterproofing. The construction value was approximately $400,000.
A targeted building enclosure rehabilitation project followed the above noted project, and focused on a section of the west facing courtyard wall where there was premature building enclosure failure, mainly at and around the balconies. This is a testament to how satisfied the Strata was with our services, hiring us for a second time to assist them with maintaining the value of their asset. The work included the replacement of the face-sealed stucco cladding with rain-screen stucco cladding at and around the balconies, transitioning to adjacent existing stucco walls, the replacement of balcony waterproofing membrane and guardrail system, and at-grade building perimeter re-waterproofing. The estimated construction value was approximately $200,000.
