A mixed-use strata comprised of 149 strata lot units. The two wood framed condominiums are 4-stories in height, clad with brick veneer and horizontal siding, and includes balconies, sloped roofing and a below grade cast in place concrete parkade. The property contains a separate commercial pub. The property was developed in two phase and was completed in 2009. We provided a detailed Depreciation Report that included a review of the property to determine the common property and limited common property general age and condition. The report also included an opinion of the estimated remaining service lives of the assemblies and components, their future estimated replacement budgets, and three (3) financial models for funding the common property contingency reserve fund (CRF) maintenance and renewals plan over the 30-year forecast period.
