A 3-storey wood framed condominium with 56 strata lot units. The building was constructed in 1983 and features a hydraulic elevator, balconies and flat roofing. The building has undergone replacement of stucco and windows in 2005. We provided a detailed Depreciation Report that included a review of the property to determine the common property and limited common property general age and condition. The report also included an opinion of the estimated remaining service lives of the assemblies and components, their future estimated replacement budgets, and three (3) financial models for funding the common property contingency reserve fund (CRF) maintenance and renewals plan over the 30-year forecast period.
